CMSK has set and has been practicing long-term energy management targets
by controlling both total energy consumption and intensity and
improving energy efficiency by following best practices in the industry.

The energy conservation design standard of newly-built or newly-held operation projects will be
5% to 10% higher than the national standard

Compared with 2020, the per-unit-area carbon emission intensity of the public areas of business and office projects will be
reduced by 20% in 2030
The Company has established the Energy Consumption and Energy Efficiency Management Platform for real-time monitoring and measurement of the operation status and energy consumption of project equipment, so as to learn about energy use, tap the potential for energy conservation, and realize intelligent and refined energy consumption management.
Meanwhile, we studied the link between energy and personnel, conducted comparative analyses of energy consumption to figure out the causes of energy changes, and enhanced the awareness of energy management among our property management staffs.

The Company encourages the use of more renewable energy in projects, especially the use of solar energy, air energy and other clean energy in new projects. In the established buildings, such as shopping malls and industrial parks, the Company will continue to use roof-top photovoltaic systems.
The Company is also actively exploring integrated photovoltaic power generation, energy storage and charging facilities to make buildings more capable of self-sufficiency.

The Company steps efforts on ultra-low energy consumption buildings. The first ultra-low energy consumption building project, "Yunxi", in Shanghai that has passed expert accreditation marks our success of the batch application of energy saving technologies in new projects in Shanghai.
Based on the practical experience of many projects in Shanghai, the Company has extended the ultra-low energy consumption buildings to other cities in China, realizing 50% lower energy consumption of buildings than the national standards and generating sound environmental benefits.

The Company has been making positive attempts to use the high-efficiency intelligent cold station control system in held operation projects (commercial properties). The AI-based "global optimization" technology allows for the optimal solution to the operation strategy of high-efficiency cold sites, enabling several large commercial projects of the Company to have their cooling systems outperform excellent peers.

CMSK sees water conservation and improvement of water resource utilization
as the main tasks in the design and routine operation of projects and
strictly complies with the laws and regulations on water resource utilization and discharge.

In active response to national policies, the Company formulated the CMSK Low Impact Development Technology Application Manual to facilitate the creative application of the sponge city technology in projects.
During project development, we attempt to mitigate inland flooding and facilitate the resourceful utilization of rainwater through "seepage, stagnation, storage, purification, utilization and drainage" measures. Low-elevation greenbelts, permeable pavements of green roofs, retention tanks and other technical measures allow decentralized and small-scale source control facilities to intercept more than 80% of rainwater and realize runoff control of rainwater.

The Shekou Cruise Center of the Company is built offshore to make use of abundant seawater resources. In the early stage of project design, we adopted seawater as the cold source of the air conditioning system.
Different from the traditional way where the cooling tower is used to cool water, the Center cools water in the board changing room with a seawater circulation pump that works between seawater and cooling water, which significantly reduces the energy consumption of the air conditioning system while largely saving freshwater resources.

CMSK undertakes its commitment to enhance waste management and recycling,
and encourages employees, tenants, suppliers, and other stakeholders to collaborate on waste management.

The Company makes good use of waste-reclaimable building materials to lower environmental impacts. While building roads, landscapes and other public facilities, we encourage the use of products made from construction wastes.
These products include but are not limited to road bricks, grass bricks, inorganic road materials and curb stones, which improve the recycling rate of resources while slowing down the mining and consumption of new resources in business operation and thus reducing the burden on the environment.

CMSK applies the innovative intelligent non-inductive littering system to property management. By guiding waste classification and improving littering experience, we enhance residents' awareness of waste classification and support the cultivation of a greener and healthier lifestyle in communities.
The system reduces the risk of cross-contamination of different types of waste through the hands-sensing or pedal-sensing function, and allows for efficient sterilization and deodorization through a fresh air and exhaust system. Backed by an intelligent management system, it ensures clean and environmentally-friendly waste disposal.
